Based on the visibility as you near the center from all directions. Factors such as grading, tree lines, proximity to the road, configuration of the center, and signage influence this rating. A center located at a lighted intersection which runs parallel to the main road with no tree line would likely receive a score between 4 and 5. A center located off the road with grading issues would score low in this category.
Visibility of Space from Main Roads and Intersections:
Based on the visibility of the space from the road or intersection. A space clearly visible from the road would receive high ratings. A space which requires you to be in the center before you would see it would receive a low rating.
Visibility of Space within the Shopping Center:
Based on entering the center from a main entrance and/or having visibility from an anchor store in the center so that all who enter the center to shop at the anchor will also see you. This could be described as being at the 50 yard line as you enter the center.
Accessibility of Shopping Center:
Both the ingress and egress from the center should be taken into consideration here. The ability to make a left into and out of the center, center turning lanes and traffic lights all increase the accessibility of the center.
Overall Appearance of Center:
Several factors including the façade of the center, landscaping, signage, condition of the parking lot including striping affect the image and overall appearance of the center.
